Across urban and peri-urban sites, projects are hitting delays not because the data isn’t there, but because environmental and human health considerations are being addressed too late, or too narrowly.

Each is regulated somewhere, but rarely assessed together, and rarely early enough. Especially for sites close to residential communities where cumulative impact matters most.
Advice from a single discipline can sharpen one part of the picture while missing the rest. That’s exactly the trap data centre approvals fall into: a noise consultant, an air quality consultant and an energy/water assessment, running separately, don’t add up to demonstrste environmental and human health mpacts are acceptable.
What this means in practice for anyone bringing a data centre through approvals:
✅️ Front-load environmental and health due diligence, before site selection is locked in, not after
✅️ Treat noise, air quality, water and energy as one integrated impact assessment, not four separate reports
✅️ Map the approvals pathway early, including where community and health concerns can trigger additional scrutiny or delay
✅️ Engage regulators and affected communities before submission, not in response to objections
The DC’s moving fastest through approval aren’t the ones with the best technology and fastest build, they’re the ones that completed the integrated due diligence upfront and understood the regulatory pathway before committing to a site.
